The major investment by Dimand for the new Votanikos Business Park is progressing, utilizing the former Softex property in the Votanikos area.
As seen in the video, the former industrial facilities have been demolished, and only three buildings remain, which will be renovated after structural reinforcement work, currently in progress.
The Business Park will feature a total of 10 buildings with offices as well as retail spaces to meet the needs of those working or visiting the area. There will also be a large green space covering 15 acres.
The investment plan, with a total eligible cost of €152.22 million, will be financed through the issuance of a common bond loan amounting to €106.44 million. The Recovery Fund will contribute 40% to the investment, and Alpha Bank will provide 30%, covering a total of 70% of the investment program’s cost. The remaining 30% will be financed by Dimand.
The implementing agency for the project is IQ ATHENS, a 100% subsidiary of Dimand.
The strategic location of the property
The new Votanikos Business Park will be the first and only fully integrated office complex in the Votanikos area. The challenge of the entire project is to attract businesses that will see the area as a new urban zone, which will transform from obscurity into a modern urban space.
The Votanikos area has many advantages. In addition to the presence of a metro station, plans are in place for the relocation of the KTEL bus station and the completion of the Double Regeneration project, making it a strategic point in the city.
It is surrounded by major thoroughfares such as Kifissos, Iera Odos, Piraeus, and Petrou Ralli, and is very close to the center of Athens as well as relatively near the coastal front of Faliro.
The profile of the investment.
A total of 10 buildings will be constructed and renovated on the Softex property, covering an area of 50 acres. The goal is to create office buildings that will be certified LEED Gold and Well. A total of 79,202 square meters is planned for construction, of which 47,000 square meters will pertain to the above-ground structure.
The buildings will be energy class A+ (according to the KENAK standards). Common areas are planned to include 15,000 square meters of greenery, while a 1 MW photovoltaic installation will contribute to daily electricity needs. The property is adjacent to the Agricultural University.
