The focus of the upcoming weeks is to launch the competition for the Business Park in Fyli. This ambitious project aims to relocate primarily transportation companies from the area of Botanikos to an organized structure on property within the Municipality of Fyli.

The competition is being run by HRADF on behalf of the Municipality of Fyli and will be conducted as a concession project. According to available information, the competition will be announced in March, with the aim of having a preferred investor by the end of the year. Signatures are expected to be finalized by 2025, while the initial transfers of businesses are scheduled to take place from 2026 onwards.

The aim of HRADF is to develop a “green” Business Park on a property of approximately 450 acres in the area of “Spilies” within the Municipality of Fyli.

The investment budget is estimated at €32 million, including associated works. The project is funded with €21 million from the Recovery Fund as an incentive for transportation businesses already established in the area of Elaiona/Botanikos to relocate to the new Park in Fyli.

According to the Fund’s estimates, it is anticipated that over time, the implementation of the project will leverage private investments exceeding €1 billion.

Up to now, in terms of maturity, the project has been included in the Strategic Importance Contracts Development Program, securing funding from the Recovery Fund for completing all necessary studies and maturity actions for the project. Additionally, the contract has been signed between the Municipality of Fyli and HRADF to expedite the maturity actions of the project.

Furthermore, other actions have progressed, such as the Preliminary Approval of the Special Urban Planning Plan, for which the issuance of the relevant Ministerial Decision is expected. Opinions at the level of preliminary approval of the Special Urban Planning Plan have been secured, as well as technical matters such as the technical and legal inspection of the property and its topographic survey.

How the Park in Fyli is changing the traffic flow

The area chosen for the development of the Fyli Business Park is strategically located amidst the road network of Athens. It is situated in a privileged position along the Attiki Odos, in the western part, and has proximity to both Leoforos Kifisou and consequently to the Athens-Lamia National Road, as well as to the Olympia Odos (Athens-Corinth National Road). Additionally, via the Western Peripheral Ring Road of Aigaleo, it is relatively close to the port of Piraeus.

Another comparative advantage is that businesses relocating to the Fyli Business Park will have access to the railway network, as there are railway stations in very close proximity. This means that the use of the railway network will facilitate the transportation of goods within and outside of Greece. For example, goods from the port of Piraeus can be transported via railway to the Fyli Business Park, and from there, they can be dispatched by road or rail to the recipients’ areas.

Another comparative advantage is that businesses relocating to the Fyli Business Park will also gain access to the railway network, as there are railway stations in very close proximity. This means that the use of the railway network will facilitate the transportation of goods within and outside of Greece. For example, goods from the port of Piraeus can be transported via the railway to the Fyli Business Park, and from there, they can be dispatched by road or rail to the recipients’ areas.

Furthermore, it is located within the wider area of the Thriasion Pedion, which is transforming into a huge hub for logistics parks, as many companies in the industry are already operating there. Both Thriasion I and Thriasion II are currently undergoing activation processes.

The new organized receiver in the Municipality of Fyli will be environmentally, technologically, and operationally one of the most modern in the EU, with connectivity to both railway and Attiki Odos. It will have the capability to reduce the road load on the Patras-Athens-Thessaloniki axis, as well as on major routes such as the southern section of Kifisos Avenue, Athens Avenue, Iera Odos, and others.

Where will the project benefit

According to HRADF’s estimates, there will be comparative benefits from the development of the Fyli Business Park. More specifically:

There will be modernization of the National Logistics, with significant benefits for the National Economy (over time, reducing consumer prices and enhancing the country’s attractiveness to foreign investments).

Total private investments exceeding 1 billion euros in investments and economic activity are expected. Additionally, the removal of 4,000 trucks daily from Kifisos is foreseen. The relocation of transportation companies from Elaiona will significantly alleviate congestion and environmental impacts on the Kifisos highway. Furthermore, this will further develop the Botanikos area.

With the revitalization of the Botanikos area and the creation of other uses and investments, it will contribute to the economic development of the region.

There will also be an upgrade of the Municipality of Fyli and Western Attica in general, along with significant direct revenue for the Municipality of Fyli.

In combination with the creation of a similar receiver at the Gonou Camp in Thessaloniki, also with railway connection and corresponding combined transport facilities, more than 300 trucks daily on the Athens-Thessaloniki axis will be shifted from road to rail, with significant environmental benefits (20% of the current load).

Attracting significant foreign investments into organized logistics receivers will significantly promote our country as a Global Logistics Gateway.
