Preliminary work on the Riviera Tower is a fact. In the context of the signing of a memorandum of cooperation between the Municipality of Ellinikon-Argyroupoli and LAMDA Development, the CEO of the company Odysseas Athanasiou, in a conversation with journalists, stated that at this time two piles with a diameter of 1.5 meters are being used, which have reached a depth 55 meters. They were placed 10 days ago, they were “cemented” and it is expected that after 3 weeks the concrete will “harden”.
At the beginning of the year, the foundation of the skyscraper will begin, which is estimated to be completed by May, when the slab will be inserted, and then by the end of the year, it will have begun to rise into Attica’s sky. The contract with INTRAKAT for the construction of the building was estimated by Mr. Athanasiou to be signed by the end of February.
Let us remind you that the project has an estimated cost of 250 million euros and concerns the tallest building in Greece, but also the tallest green coastal skyscraper in the Mediterranean designed by the internationally renowned architectural firm Foster+Partners. It will have a height of 200 meters, 45 floors and about 200 apartments.
The Malls, the hotels and the casino
For the Vouliagmenis Mall, it is expected that the submission of bids with the selection of the contractor will take place in the Spring. It is a project worth approximately 350 million euros and has a total area of 130,000 sq.m. with approximately 72,000 sq.m. of leasable spaces. It will be 20% larger than Lamda’s “The Mall Athens” in Maroussi, making it the largest shopping center in Greece (by today’s standards).
At that time, the start of the tender for the Riviera Galleria, the shopping center to be built in Agios Kosmas, is expected. The €130 million project was designed by internationally renowned architectural firm Kengo Kuma and Associates. Riviera Galleria will be one of the landmarks of Ellinikon, with 19,000 m2 it will be an architectural reference point in the new marina of Agios Kosmas and a pole of attraction for visitors from Greece and all over the world.
At the end of March, the operators for the two TEMES hotels and which architects will undertake their design will be announced. The projects have an estimated cost of around 300 million euros. The infrastructure projects are also underway by AVAX and are progressing rapidly following the set schedule.
At the same time, it is expected that in the first quarter the building permit for the first integrated tourist complex for the Ellinikon casino will be issued with the GEK TERNA-HARD ROCK scheme as the contractor. The construction will be undertaken by TERNA and is expected to last approximately 3 years. The amount of the investment exceeds 1 billion euros.
How are the tenders going?
The ongoing tender for the sports facilities is progressing, bids have been received and are being assessed. As the powerful man of Lamda said, offers will be requested with a differentiated orientation, with the selection of the contractor being made by February 2023. The most important element, as Mr. Athanasiou said, is that to a large extent the sports facilities will operate until the end of 2024 (athletics and football).
Part of the existing sports facilities will be transferred in the next 1-2 years to Thrakomakedones, OAKA, Piraeus and Paiania.
Regarding the tender for the development of the Metropolitan Park, the head of Lamda said that the bids are expected for next February. The start of the project is estimated for the second half of 2023.
The building for the disabled and the buildings of the Municipality of Ellinikon-Argyroupoli
However, the construction of the building complex for the disabled is progressing at a very fast pace. It is a complex of 4 buildings where the three buildings have a ground floor and two floors. The construction of the building will be LEED GOLD certified. The fourth building is multi-purpose and will serve all 4 PWD associations. Each club will have its own building except for two smaller clubs that will use one of the three buildings.
The construction has been undertaken by EKTER and it is the first building to be constructed in the Ellinikon area. The completion of the building is estimated for the end of the summer of 2023 and it is expected to officially open its doors in the autumn.
At this time, studies have also begun for the World Palace of Pontic Ellenism, which will be built in the Ellinikon area. Upon completion of the studies, the tender process for its construction will begin. The funding is 100% by Dr. Spyros Latsis.
Lamda grants an important site to the Municipality of Ellinikon-Argyroupoli where some buildings will be developed. These include the new City Hall (the studies have been undertaken by Lamda Development), a Municipal Nursing Home with the space that is being created. Another 150 acres for sports facilities, cultural centers, schools, etc. These buildings will be built by the Municipality of Ellinikon-Argyroupoli.
